Purpose of Job / Job Summary:The BDU Manager is responsible for leading the evaluation of investment opportunities, conducting feasibility studies, and managing the due diligence process for land and property development projects. This role requires strong analytical skills, cross-functional coordination, and the ability to formulate investment recommendations aligned with the company’s strategic direction.Key Responsibilities / Duties:1. Investment Evaluation & Analysis• Review and validate Feasibility Studies (FS) for new development or acquisition projects.• Lead financial analysis and investment modeling to assess project viability.• Prepare investment papers, internal memos, and board submissions for project approvals.• Coordinate and manage third-party advisors or consultants involved in feasibility studies.2. Due Diligence & Risk Management• Lead and coordinate due diligence processes (legal, financial, technical, market) for potential acquisitions.• Identify and mitigate key risks prior to investment decisions.• Ensure proper documentation and compliance throughout the deal process.3. Market & Deal Sourcing• Identify and assess potential land or property acquisition opportunities.• Establish and maintain networks with brokers, landowners, strategic partners, and authorities.• Engage in initial negotiation and preliminary deal structuring.4. Cross-functional Collaboration• Work closely with internal teams including Legal, Finance, Project Development, and Design to evaluate and structure deals.• Provide strategic input and market intelligence to support company growth initiatives.5. Reporting & Strategic Input• Regularly report pipeline status, market trends, and strategic insights to senior management.• Support the development of annual business development plans and investment strategies.

Requirements:• Bachelor’s degree, or equivalent, in Real Estate/ Economics/ Finance/ Commercial.• 10 years of experience in Property/Real Estate Investment (in Foreign Developer is preferred).• Proven experience in FS review, financial modeling, and due diligence execution.• Advanced financial modeling and valuation skills.• Strong understanding of local regulations, taxation, and investment approval processes.• Need to have a good network to consolidate and verify the information to produce a market report.• English proficiency, especially in developing report.Personal qualities:• Excellent communication, presentation, and time management skills.• Analytical and detail oriented.• Ability to work effectively under pressure.• Creativity and self-starter.• Innovation – take the initiative to develop efficient and effective processes, or solutions.• Time management – The ability to prioritize, meet demanding deadlines, develop multi-tasking management capability.• Quick Learner – understand and apply information, concepts and strategies.
