The purpose of this position is to support and assist in the management of HSE (Environmental Health and Safety) programs relative to a specific account or market area.• Managing HSE programs and initiatives to meet regulatory requirements and HSE needs of a client account(s). Evaluates new and existing programs to assess suitability and the need for changes. • Support the process for monitoring injury, illness, and incident related performance within the assigned account, or market area. Provides direct and timely advise and information to the management responsible for the account, market area, or other assigned area of responsibility in matters related to HSE performance, compliance, trends, and concerns. - Kiểm tra Hồ sơ thiết kế: Kiểm tra khớp nối mặt bằng, mặt đứng, mặt cắt, kiểm tra kiến trúc, kết cấu.Lập vướng mắc thiết kế (nếu có)Kiểm soát việc xử lý thiết kế của các bộ phận liên quan. Theo dõi các thay đổi điều chỉnh của hồ sơ thiết kế thiết kế từ Chủ đầu tư.- Triển khai bản vẽ BPTC/ShopDrawing: Kiểm tra thực tế hiện trường trước khi triển khai bản vẽ BPTC/ShopDrawings. Triển khai bản vẽ ShopDrawing/BPTC. Kiểm tra thực tế hiện trường sau khi triển khai bản vẽ BPTC/ShopDrawing. Phối hợp, kiểm soát công tác triển khai bản vẽ Shop của các BCH đảm bảo đúng chuẩn hóa, tránh các lỗi kỷ yếu…- Trình kí, lưu trữ bản vẽ BPTC/ShopDrawing.- Phối hợp Lập Biện pháp thi công. Phối hợp các bộ phận xử lý các vướng mắc về kỹ thuật, BPTC cho phù hợp, tối ưu.- Triển khai bản vẽ hoàn công quyết toán/ hoàn công tách căn. Lưu trữ, quản lý hồ sơ hoàn công Scan hồ sơ, upload bản vẽ scan/CAD lên DR P&L theo quy định của Công ty.- Thực hiện các công việc khác theo phân công của CBLĐ.

Purpose of Job / Job Summary:The BDU Manager is responsible for leading the evaluation of investment opportunities, conducting feasibility studies, and managing the due diligence process for land and property development projects. This role requires strong analytical skills, cross-functional coordination, and the ability to formulate investment recommendations aligned with the company’s strategic direction.Key Responsibilities / Duties:1. Investment Evaluation & Analysis• Review and validate Feasibility Studies (FS) for new development or acquisition projects.• Lead financial analysis and investment modeling to assess project viability.• Prepare investment papers, internal memos, and board submissions for project approvals.• Coordinate and manage third-party advisors or consultants involved in feasibility studies.2. Due Diligence & Risk Management• Lead and coordinate due diligence processes (legal, financial, technical, market) for potential acquisitions.• Identify and mitigate key risks prior to investment decisions.• Ensure proper documentation and compliance throughout the deal process.3. Market & Deal Sourcing• Identify and assess potential land or property acquisition opportunities.• Establish and maintain networks with brokers, landowners, strategic partners, and authorities.• Engage in initial negotiation and preliminary deal structuring.4. Management of In-House Cleaning and Laundry Teams • Prepare daily cleaning checklists and review work logs to record performance and issues. • Monitor cleaning schedules and results; conduct spot checks to ensure quality. • Arrange unscheduled cleaning as needed to meet operational requirements. • Supervise laundry operations and verify cleaning quality.2. Quality Management (Cleaning & Housekeeping) • Monitor and ensure compliance with SOPs; take corrective action where needed. • Maintain responsibility for cleaning quality and schedules in guest rooms, public areas, and other building spaces. • Conduct final room inspections before guest check-in and after check-out, ensuring cleanliness, furniture inventory, and equipment operation meet standards.3. ***Hợp đồng chính với CĐT:- Làm hồ sơ nghiệm thu chất lượng công trình: Biên bản phê duyệt mẫu vật liệu, biên bản nghiệm thu vật liệu đầu vào, biên bản nghiệm thu công việc xây dựng/lắp đặt biên bản hoàn thành giai đoạn và đưa vào sử dụng ….- Kiểm tra/tính toán khối lượng thanh quyết toán công trình và bảo vệ với Ban QLDA/TVGS.- Chuẩn bị và tập hợp hồ sơ thanh quyết toán nộp CĐT đúng thời hạn và theo dõi cập nhập thường xuyên tiến độ giải quyết, báo cáo ngay khi có vấn đề phát sinh cho cấp quản lý.- Quản lý, kiểm tra khối lượng hợp đồng và khối lượng công việc phát sinh.- Có khả năng quản lý và thực hiện danh mục hồ sơ quyết toán một công trình đầy đủ theo quy định chung.- Chịu trách nhiệm về tính chính xác và tiến độ các hồ sơ thanh quyết toán.*** HĐ thầu phụ:- Hỗ trợ tính toán khối lượng giao thầu cho thầu phụ.- Quản lý, kiểm tra và xác nhận khối lượng và hồ sơ thanh quyết toán cho các thầu phụ.- Báo cáo hàng ngày hoặc đột xuất cho cấp quản lý.

TRÁCH NHIỆM/ NHIỆM VỤ:• Lập yêu cầu thiết kế kết cấu để giao nhiệm vụ cho tư vấn thiết kế thực hiện.• Kiểm tra các hồ sơ thiết kế cơ sở và thiết kế kỹ thuật thi công phần kết cấu nhằm đảm bảo hồ sơ tuân thủ các quy chuẩn, tiêu chuẩn, quy định hiện hành, đáp ứng yêu cầu của nhiệm vụ thiết kế và khả thi trong thi công.• Kiểm soát, phối hợp, đôn đốc các đối tác thiết kế và các bên liên quan nhằm hoàn thành hồ sơ thiết kế đúng tiến độ.• Giám sát tác giả và tham gia nghiệm thu các công trình theo sự phân công của Cấp trên.• Tham gia kiểm tra hồ sơ nghiệm thu thi công, bàn giao công trình.• Phối hợp giải quyết các vướng mắc phát sinh.• Đề xuất các giải pháp tối ưu cho hồ sơ thiết kế kết cấu nhằm đem lại hiệu quả cao nhất.• Cập nhật các tiêu chuẩn, quy trình, quy định, vật liệu và công nghệ mới phục vụ công việc.• Thực hiện các công việc cần thiết theo sự chỉ đạo của cấp trên và các công việc khác (nếu có).
