The role of the Portfolio Manager is to provide ongoing management of the real estate portfolio in their designated market jurisdiction with an ‘ownership’ mentality. You will be a point of contact for stakeholders within the client partner-ecosystems supporting the life cycle of the property. As part of the team, you will help prepare, recommend, and implement the portfolio wide transaction strategy for managing, acquiring, and disposing of real estate properties. You will be responsible for transaction activities for the Client, either directly if below the agreed threshold or working with a broker. You can expect to be involved in the execution of lease renewals, new site acquisitions, disposition of surplus space through subleasing, sale renewals, early lease termination, and more. With the assistance of a back office team you will be responsible for critical date management and ensuring the client meets lease obligations. You will be expected to be proactive and are encouraged to make suggestions that would advantage our client. ESSENTIAL DUTIES AND RESPONSIBILITIES• Develop a comprehensive understanding of the client’s portfolio and real estate needs within your market. • Add value and advise the client on potential real estate opportunities, share real estate best practices, and build strong partnerships with stakeholders via constant communication and relationship management. • Monitors lease expirations and advises on client’s obligations within lease. • Working with colleagues, take responsibility for ensuring the database of all property related documentations, including land deeds, lease contracts and ad-hoc license agreements, and ensure contractual terms are reviewed and abstracted. • Provides budgeting advice & contributes to strategy by managing the OPEX budget related to Client's portfolio, including rents, Government rates, other ad-hoc OPEX (e.g. waiver fees, holdover rents). • Responsible for commercial real estate transactions through managing and partnering with network of CBRE brokers including but not limited to; negotiation of leases and lease amendments. Negotiations of lease renewals within prescribed timeline. Locates and acquires new properties to meet client's requirements and timeline. Disposes of surplus properties within prescribed timeline.• Ensuring transactions project initiation and scope definition, prioritization of assignments, and adherence to client-driven priorities, commitments, and milestones.• Understands how to review, analyse, and interpret financial analysis templates to enable clients to make more informed decisions.• Work closely with Client's other business functions and collaborate with the project management organization & FM to build out and decommissioning space upon the beginning and termination of the lease. • Works closely with the data management team, Project Management team, Facility Management team, and Finance/Accounting team to ensure integration & interlock between the service lines for aligned delivery. • Closely tracks all activity (commissionable and non-commissionable and ensures designated tracking tools are kept up to date as a priority.

• Minimum 5 years of relevant experience. • Excellent commercial insights & market knowledge. • A ‘can do’ attitude as you navigate through various challenges and comes up with creative solution at ease.• An ability to keep things organized – you are not only structured in work, but you have the natural flair to analyze and optimize operational processes, maximizing efficiency within your account portfolio. • Comfortable with numbers, you are able to analyze data and information to provide succinct messaging and advice. • Diligent in your approach, you recognize that process is important to this client and that standard operating practices including the regular updating of systems is vital. • Excellent prioritization skills – you can juggle in between various projects, identified the constant changes taking places and how to adjust to the ever-changing environment • Strong stakeholder management expertise. You understand who needs to know what and when to escalate. • You are an excellent individual contributor, as much as a great team player who can build strong and trustworthy relationships with your fellow peers, who is curious and keen to learn. • Great communication skills – a natural communicator who not only can speak but also write in English.
