**Purpose:** Support the head of the asset management department by operating the technical systems of the factory 24/7 at the project. Technical staff must have a sense of responsibility: lead by example and participate in all technical work.**Responsibility:** • Assist the head of asset management to implement the smooth operation and proper preventive maintenance plan for the entire project. • Control work, report to ensure work is completed on time. • Respond to survey reports and information about operations or tenants to management for decision-making and reporting purposes. • In emergencies, quickly investigate incidents with Security and other departments to help management determine the need for emergency services. In real emergencies, assist management and supervisors to evacuate the project safely and assist emergency services (e.g. Police, Fire, Army, etc.) while they carry out their duties. • Ensure the day-to-day work including surveys, maintenance, repairs, and reporting is done correctly. • Monitor and resolve work requests from customers/tenants with prompt resolution (e.g. construction defects). • Record all tasks and progress in the record of the shift or department book. • Inform management if there are any changes or additions to personnel or need additional training for employees. • Supervise the interior installation of the customer, the renovation of the customer according to the approved design. • Assist customers in handling arising issues related to the common area, ensuring that the services provided to customers are stable and optimal.**Operating systems always need to be efficient** **Factory Safety System** • Fire alarm and fire extinguishing systems are always operating efficiently. • The generator system is always set to automatic mode. • Vertical Transport System (Elevator). • Camera systems, wastewater treatment, and water supply are operated effectively. • Tree irrigation systems, sanitation services, trees, security, insects are maintained in accordance with the contract and optimized efficiency. **Factory M&E System** **Non-Technical Systems** • Structural: Ensure the building structure is safe and check for possible damage to the building components. • Facades: Make sure the surround/façade is properly maintained. • Thermal efficiency: ensures minimal heat build-up (or heat loss). **Standard Operating Procedures (SOPs)** • Complete all Standard Operating Procedures within 3 months. • Update Transfer Operation Procedures as required or in special cases. **Others** • Safety & Risk Assessment (long-term and unexpected). • Suggested improvements for the project. • Event support (electrical, safety, surveillance). • Maintain adequate knowledge of: - All details/services of the building, operation time. - All floor plans, décor, equipment and location. - All company and department policies and procedures. **Finance** • Preserve the value of the asset by protecting the equipment/tools at the project, avoiding damage or premature depreciation. • Avoid waste or duplication in operation work. • Energy saving: control lighting, AC, elevators, pumps and water treatment carefully. • Water saving: economical use is encouraged. • Use automatic system and manual control system to control costs. **Customer Service (Domestic & External)** Proactively support customers/tenants • Responsible for confirming the actual needs of customers and ensuring customer satisfaction. • Coordinate with the Industrial Park Management Board and authorities, capture, report and support to solve arising problems. **Communicate** • Proactively listen and process information before answering. • Verbal communication is clear and concise. **Work Practices** • Follow standard operating procedures and policies. • Voluntarily accept the instructions and support the decision of the manager. • Keep the work area clean and organized. • Comply with occupational safety and hygiene regulations. **Problem solving** • Proactively find solutions to problems. • Offer alternatives as needed. **Honourable** • Be honest and sincere when working with customers and colleagues. • Treat all colleagues and customers with respect and non-discrimination. **Teamwork** • Work with a positive attitude with colleagues and actively contribute to have a good team spirit. • Be ready to support your colleagues.
